Project Overview
We developed a solution for this 3000 sq. foot 4BR/4BA home that had been on the market for OVER 60 DAYS. The home was clean, uncluttered, and in good repair. After reviewing online photos and conducting an in-person consultation, we determined that this home needed better furniture arrangement, color, and lightness, more modern finishes, and a balance between the older and newer areas to give an overall better presentation. By providing cohesion between spaces, updating with a modern look, and creating focal points, we were able to give buyers a better impression and accentuate a well-cared-for home. My clients received an offer the same day I completed staging, and the home was under contract 5 days after staging completion.
Our goal was to upgrade the first impression of buyers upon entering the main living and dining rooms by providing a more cohesive, updated, and contemporary home. Rearranging furniture and bringing in furniture and art from other rooms creates a focal point on the fireplace and accentuates the grandness of the entire space. We updated the curtains to complement this breezy pool home—lighter and brighter modern touches and editing transform this space.
Modern styling and editing of the dining room made an older home feel updated. The black built-in (left of DR photo) stood out between newer and older areas of the house with a combination of wood and white trim. To soften the transition between the spaces, we had our homeowner paint the unit and shelves with the same white trim color to create cohesion.
This primary bedroom was huge, and the small furnishings over to one side made the room feel out of balance. Orienting the room toward the windows created focus and gave space on the left side of the room with three sets of closet doors. For better scale, we went larger by adding a fluffy comforter (yes, it’s still a queen bed) that complements the lavender-gray walls and marble-topped side tables brought in from two different rooms. Lighter sheers and fun modern pieces brighten the room.
